THE PROJECT IN NUMBERS

Phuket city living without a car

Most buyers start with the same wish: an apartment in Phuket from which nothing requires a drive. A shop on the way home, dinner ten minutes away, the beach at the end of the day. BRISA Patong is built for exactly that scenario: the project stands on Patong Sai 3, a few hundred metres from the Jungceylon mall and minutes from the island’s main beach.

The developer is Sansiri, one of Thailand’s largest listed property companies, with projects in Bangkok, Hua Hin and Phuket — this affects both build quality and the later management of the complex. The cards below contain only the characteristics confirmed on the official project page; everything else is honestly marked as to be confirmed.

~51%parking provision

A parking provision of about 51 percent is a notable figure in central Patong, where street parking fills up in the evenings. If you plan to use a rented or own car, ask us about parking rules for owners and their guests.

01 / LOCATION

Everything people choose Patong for — close by

Patong is Phuket’s densest district: large malls, hundreds of restaurants, nightlife and a wide beach. For some that is a drawback, for others the main advantage. If you like living where the streets stay alive in the evening and sand and sea are ten minutes away, the Patong Sai 3 location covers that need almost entirely.

Patong Beach900 m

Patong Hospital1.0 km

Banan Walk1.3 km

Cudo Beach Club1.3 km

Patong Pier1.4 km

Patong Boxing Stadium1.6 km

Distances — per Sansiri. The measurement method is not specified by the developer: we do not call them straight-line or road distances, or walking times, without verification.

  • The beach: walk the whole route to the sand — where the entrance is, where you cross the street, and how long it really takes in high season.
  • Shopping and food: walk to Jungceylon at the hours you would normally go — the traffic around “nine minutes” on a map varies.
  • The evening walk home: gauge the noise from Bangla Road and nearby streets from your specific apartment side — 900 m does not guarantee quiet.

02 / LAYOUTS

Three formats for different scenarios

The room mix serves two scenarios at once: own stay and investment. This is visible in the unit composition — from compact one-bedroom apartments to two-bedroom formats of nearly 70 m². Official floor plans are not published yet, so below is a text description of each format; we will request the plans from the developer on your enquiry.

01

One Bedroom

from 30 m²

A compact format for holidays together and for letting: one separate bedroom, a living-kitchen and everything needed for everyday life. For short trips and short stays this format is usually the most flexible — less space, simpler cleaning and maintenance.

02

One Bedroom Big Terrace

area to be confirmed

format per Sansiri

The same way of living, but with a considerably larger terrace: breakfast outdoors, an evening in the shade, room for loungers or plants. If you spend much of your time outdoors rather than indoors, paying for the terrace is often better value than paying for a second bedroom.

03

Two Bedrooms

approx. 48–70 m²

A format for families with children, couples who need a study, or buyers planning long-term living. The second bedroom adds flexibility: guests, work, a child’s sleep, or separating day and night zones.

Exact areas of variants within each category are to be confirmed. We do not publish floor plans that are not publicly available, and we do not present them as confirmed.

03 / FLOOR AND WINDOWS

What to compare beyond the square metres

In a complex of 389 apartments, the difference between two units of the same area can exceed the difference between categories. The building’s position relative to the street sets the noise, the floor sets the view and privacy, and proximity to shared spaces sets the evening atmosphere on the balcony. Before choosing a specific apartment, compare:

  • Window orientation: morning or evening sun, and whether the living room gets direct midday light.
  • Neighbouring buildings and surroundings: what your windows face — the town, greenery, or a wall of the next building.
  • Proximity to Patong Sai 3 and the entrance: easy access versus street noise under the window.
  • Proximity to the pool, gym and lobby: liveliness on one side, guest traffic on the other.
  • Privacy: whether the balcony is visible from the road, and whether screens or partitions exist between terraces.
  • Storage and a workspace: where suitcases, a bicycle and a desk go if you work remotely.

We do not promise a sea view from a specific apartment: the official material includes visualisations of town and green views, and in an eight-storey complex the view depends on the unit.

04 / FACILITIES

Spaces for recharging

The developer describes the concept as “Living Well by the Sea”: Patong’s urban environment outside, calm spaces inside. The official page confirms five elements — from the pool to Sansiri Backyard. This is the project’s announced infrastructure, not a list of services already operating: check the rules of use and maintenance arrangements before buying.

Swimming pool

In a tropical climate a pool is not a bonus but part of the daily routine. Check its size, depth, shading at midday and opening hours — that decides whether it will genuinely be used.

Gym

Assess the equipment and ventilation. If you train regularly, compare the BRISA gym with nearby Patong fitness clubs: sometimes a membership next door is more practical than an in-house gym.

Sauna and cold plunge

The heat-and-cold pair appears in new projects more and more often. Ask about the rules of use and the maintenance schedule — these zones need regular monitoring.

Sansiri Backyard

The developer names this space as a distinct part of the project; the official page does not reveal the format in detail — clarify the description with us or with Sansiri directly.

05 / PRICE AND TOTAL COST

What it costs — and what to clarify beyond the price

from 3.9 million THBstarting price per Sansiri

The price is published by Sansiri. Availability and the price of a specific apartment are confirmed before booking.

The starting price is only the first parameter. The full cost of buying consists of the price of the specific unit, the payment terms, transfer costs and later service charges. The mortgage calculator on the developer’s page is a calculation for a Thai borrower, not an assessment of credit availability for a foreigner: banks treat non-residents under different rules, and we go through that with you separately.

  • The price and availability of the specific apartment — we request the price list from the developer on your enquiry.
  • The apartment’s specification: finishes, furniture and appliances under the contract.
  • Transaction and title transfer costs.
  • The condominium’s service charges and how they may change.
  • The payment schedule and tenure form — to be confirmed with the developer.

So that you can compare options by total cost rather than the starting price alone, we assemble the parameters of the specific unit into one calculation — before you place a booking.

06 / BUYING TO RENT

What the rental outcome depends on

Patong is one of Phuket’s busiest tourist districts, and that is why rental scenarios are calculated well here: there is year-round demand both for short stays and for longer living. But the result depends not on the district, but on the combination of parameters of the specific apartment — each of which should be assessed before purchase.

  • Entry price: the more precisely you buy a unit for your scenario, the faster you reach payback.
  • Letting format: nightly, monthly, or a hybrid — each has its own occupancy, costs and rules.
  • Occupancy and seasonality: high season and the low season give different figures, and the year-round average matters more than peak weeks.
  • Management: who finds guests, services the apartment and handles check-outs — this is both the cost and the quality of your rental.
  • Costs: service charges, electricity, internet, repairs and gaps between bookings.
  • Personal use: how many weeks a year you keep the apartment for yourself — this directly reduces rental income.

We do not promise returns, guaranteed occupancy or the right to nightly rentals: rental rules in BRISA Patong are not confirmed, and figures without a contract mean nothing. Instead of forecasts, you get a calculation based on the real parameters of the unit once they are known.

07 / WHO IT SUITS

Who BRISA suits — and who should look at other districts

BRISA Patong is a choice for those who want to use all of Patong’s infrastructure: shops and restaurants without a car, nightlife within walking distance, and a wide beach at the end of the street. It is a format of active urban island life, not seclusion in greenery.

If your priority is quiet, a private garden or a lagoon view, we will say it honestly: Patong is not that district, and it is better to compare other formats. Our site has pages with a clear basis for comparison — by location and building type:

  • The Title KUARTZ in Karon — if you want to live by Karon rather than Patong: the same format of new apartments, a different beach and a different rhythm.
  • The Title FIZZ in Kata — a compact district further south, quieter in the evening, closer to a family beach.
  • Millennium in Bang Tao — if the priority is greenery, the lagoon and a calmer evening environment.

08 / BEFORE BOOKING

What to get before booking — and why it simplifies the decision

Buying an apartment in a new project is a sequence of checks, not a leap. We collect the information below on your request and deliver it in a clear form: with it you compare options against each other and decide on data, not renders.

  • A current price list with prices and availability of specific apartments.
  • Floor plans of the units you are interested in.
  • Tenure terms and the foreign quota.
  • The payment schedule and transfer costs.
  • The apartment’s contractual specification.
  • Permits, the completion date and the handover date.
  • Service charges and rental rules.

Some of this information is not yet published by the developer — in that case we honestly report what is missing and verify it before booking.
