The Title KUARTZ & FIZZ: Booking Opens October 19. How to Choose a Condo You Won't Regret

You have long been browsing condos in Phuket. Saving floor plans, comparing areas, discussing the purchase with your family. And now new projects appear by familiar beaches: The Title KUARTZ in Karon and FIZZ in Kata.
The launch offers special terms. Choosing the right floor, location and layout in time is entirely realistic — with a clear plan.
But interest brings anxiety with it:
"What if I book the wrong condo?"
"Maybe the neighbouring layout is more convenient?"
"The discount is good, but how much will I have to pay later?"
On October 19, 2026, booking opens for KUARTZ and FIZZ. The date is stated in a BURO publication of October 17. Specific units, their availability and purchase terms must be confirmed against the current offer.
If you are considering these projects, now is the best time to assemble everything you need for a decision: several suitable units, the full cost and a clear payment schedule. Below we break down how to do it calmly and confidently.

Why it is easy to buy the wrong condo at launch
At the start of sales, attention quickly shifts to price.
This condo is cheaper. That one has a discount. The third has a beautiful render view. The manager sends a price list you need to work through between business meetings and family commitments.
As a result, the choice sometimes comes down to one question: "Which unit is still available?"
While the questions that determine how much you enjoy the purchase are left for later.
Is there enough space for the family? Is the walk to the beach convenient? What is right outside the windows? Can you comfortably complete the whole payment schedule?
The launch of sales gives you a reason to look at offers. A purchase decision requires understanding the specific unit.
Before booking, define at least three mandatory conditions. For example: a separate bedroom, a comfortable route to the sea, and a first payment within a set amount. Then the price list becomes a selection tool, not an endless list of similar units.

KUARTZ in Karon or FIZZ in Kata: where to start the comparison
The Title KUARTZ is located in Karon, The Title FIZZ in Kata. If you haven't decided on the area yet, our overview of Phuket districts helps compare locations.
If you like both areas, try picturing an ordinary day of the future owner.
You came for two weeks and want to go to the beach more often? Planning to spend several months here? Will you work from the condo? Will children or parents come?
Your answers show what to check first.
| Your scenario | What matters most when choosing |
|---|---|
| Your own holiday | Route to the beach, condo comfort, privacy |
| Several months on the island | Kitchen, storage, workspace, everyday routes |
| Family stay | Sleeping places, room sizes, safety and ease of moving around |
| Future rental | Guest needs, furnishing, management terms and costs |
| Holiday and rental | Your own dates and their impact on the rental calculation |
Buyers with different goals may be better served by different units even in the same building.
If you are buying for yourself
Look at the floor plan without beautiful furniture and decorative details.
Where will the suitcases stand? Can you open the wardrobe when the bed is next to it? Is there room for a desk? Is the kitchen comfortable for two?
These details are easy to miss on a short viewing. A month of living there, and they start defining your comfort.
If you plan to rent out
Define which guest you want to attract.
A couple for a week, a family for the winter, and a remote worker evaluate housing differently. For one, the route to the sea matters most; for another, a full kitchen and storage space.
The phrase "this condo is great for rental" deserves a follow-up question: for whom exactly, and why?
After that you can discuss the income forecast and check its assumptions.

"Let's take a higher floor — it will pay off later." When is a surcharge justified?
Paying extra for floor, location or view can be reasonable. Especially when you are buying for yourself and understand what convenience you are paying for.
It gets harder when the surcharge is justified only by future income.
Suppose two condos of the same size are priced at 6 million and 6.6 million THB. The difference is 600,000 THB.
If the more expensive condo is assumed to bring an additional 60,000 THB of net income per year, simply recovering the surcharge takes ten years. This is a conditional example, ignoring the time value of money and other factors.
So before choosing, find out:
- how the condos differ in documents and plans;
- what the view from the specific floor is expected to be;
- what stands near the windows and the balcony;
- what data the assumed rental difference is based on.
A wide render of the whole complex does not automatically show the view from your chosen unit. Ask for its position to be marked on the building plan and the surrounding buildings explained.

The launch discount: what amount will you actually pay
At launch, KUARTZ and FIZZ have special offers published. The applicability of discounts and the package contents must be confirmed for the chosen unit.
For comparison you need a written calculation with the unit number and the offer's validity date.
It should make clear:
Base price. What amount is the discount calculated from?
Order of application. If there are several offers, how do they combine?
Furnishing. What is included in the final price?
Additional payments. Which costs are paid separately?
Offer conditions. Do they depend on the booking date, contract signing or the size of the first payment?
Also pay attention to currency: the condo price, the advertised discount and your savings may be in different currencies. For a personal budget you need a calculation with a clear exchange rate and date.
The useful outcome of negotiations is a specific condo with a confirmed final amount and payment terms.
At launch — a discount of up to 500,000 THB plus another 5%
KUARTZ and FIZZ have announced a discount of up to 500,000 THB plus an additional 5%. That is a real reason to compare suitable condos right now and calculate the purchase cost with launch offers included.
The discount size and the order in which it applies are confirmed for the chosen unit. Before booking, we will request a written calculation: base price, both discounts, final amount and payment schedule.

The first payment is fine. What about the rest?
An installment plan makes a purchase more accessible in time. But a small first payment does not yet mean the whole schedule fits your budget.
Consider a training example. The condo costs 6 million THB:
| Stage | Share | Amount |
|---|---|---|
| At signing | 30% | 1,800,000 THB |
| During construction | 30% | 1,800,000 THB |
| At handover | 40% | 2,400,000 THB |
| Total | 100% | 6,000,000 THB |
This is a conditional example, not the payment schedule of KUARTZ or FIZZ. Here the booking deposit counts as part of the first payment.
After the initial payment, 4.2 million THB remains. If that amount still has to be saved over two years, the average requirement is 175,000 THB per month. Meanwhile interim payments may fall due before you have saved the needed sum.
Before booking, mark every payment date and its source of money.
If part of the budget depends on selling another property, a future bonus or business income, prepare a backup scenario. The same applies to a plan to resell the condo before construction completes: the presence of a buyer and a suitable price are not known in advance.

What to request before transferring the booking deposit
Booking is already a financial action. So the important terms should be obtained in writing before you transfer anything.
1. Data of the chosen unit
Unit number, building, floor, area and layout must match across all documents.
If a specific furnishing package or special condition was discussed, check where it is recorded.
2. Booking terms
Clarify the amount, the holding period and the next steps.
In which cases is a refund possible? What happens if you do not sign the main contract on time? Does the booking count towards the purchase price?
3. The full payment schedule
You need the amount and date of every payment. If a payment is tied to a construction stage, it must be clear how that stage is confirmed.
4. Draft contract and ownership form
Request the documents in advance. Understand what right you are acquiring, what obligations you are taking on, and what terms apply to delays or changes of plan.
If you are considering Foreign Freehold, its availability for the chosen unit must be confirmed separately. The differences between ownership forms are covered in our freehold vs leasehold guide.
5. Furnishing list and running costs
Ask for the list of what is included in the price: furniture, appliances, air conditioners, lighting, curtains and other items.
Separately, request the applicable fees and maintenance costs. This makes the budget before moving in or starting a rental much clearer.

Buying for rental: what remains after expenses
A condo near a popular beach can attract future guests. But an income forecast requires a calculation for the specific unit.
You need to account for the expected rental rate, occupancy across months, the management commission, maintenance, servicing and other expenses. The permitted rental format and the management company's terms are checked as well.
If you plan to use the condo yourself, enter your dates into the calculation. A few weeks of your own holiday may fall in the period the forecast counted as income.
It helps to consider three scenarios: cautious, base and favourable. This shows how much the result depends on occupancy and rental rate.
Future rental and capital growth remain a forecast. Payments under a signed contract will require money on fixed dates.
