What to Buy in Phuket for 3–5 Million Baht: Six Projects Compared

What to Buy in Phuket for 3–5 Million Baht: Six Projects and a District Comparison
You can find a condo in Phuket for 3–5 million baht. The harder part is understanding what exactly you are buying: a compact holiday apartment, a home for full-time living, or a unit you plan to rent out.
For a similar amount, one district offers 24 m² in a completed building, another offers around 30 m² in a project still under construction. The difference is not just the floor area. The surroundings, move-in timelines, daily routes and post-purchase costs all change too.
We picked six projects from the Jungle House catalogue to compare these options — without promising that every condo on the island is guaranteed to be a winning investment.
Prices and specs were checked against Jungle House listings on 17 October 2026. These are starting offers, not confirmation that a specific unit is available. Before reserving, request a breakdown for your chosen unit.
Six projects within the budget
| Project | District | Catalogue price | Listed unit size |
|---|---|---|---|
| Origin Place Centre | Wichit | from 3.20M THB | 28 m² |
| Saint Tropez Naithon | Naithon | from 3.22M THB | 30.62 m² |
| The Proud Rawai | Rawai | from 3.625M THB | 30 m² |
| VIP Venus | Karon | from 3.69M THB | 24 m² |
| So Lagoon Cherngtalay | Cherngtalay | from 3.92M THB | 26 m² |
| The Element | Kamala | from 4.89M THB | 30 m² |
The minimum price and the listed size do not always belong to the same available unit. For a final comparison you need the unit number, floor plan, floor, view and fit-out package.
Origin Place Centre: when the apartment is for living, not just holidays
The catalogue lists a 28 m² unit by Origin Property. The starting price is about 3.20M THB. The project sits in Wichit; the listing shows completion in Q1 2027.
This option makes sense if you are choosing the urban part of Phuket. Here, "how far is the beach?" should not be the only criterion. For full-time living, the commute, shops and your usual daily routes may matter more.
But if you picture your holiday like this: step out of the apartment, have breakfast and walk to the sea — an urban location may not match those expectations.
28 m² has its limits too. Look at where suitcases, a workspace and everyday belongings will go. A floor plan that looks good on a quick viewing is not always comfortable after months of living there.
Saint Tropez Naithon: a different buying scenario for similar money
In Saint Tropez Naithon, the starting price is about 3.22M THB, with a listed unit of 30.62 m². The developer is Bestart Heaven; completion is shown for Q2 2028.
By price, the project is close to Origin Place Centre — but comparing them purely on price per square metre is wrong. The buyer is choosing between different parts of the island and different use scenarios.
Your buying horizon matters here. If you need to move in soon, a project completing in 2028 does not solve that task. If you can wait, compare payment terms, floor plans and the position of the unit inside the complex in more detail.
Before buying, drive your future routes. Go beyond the beach road: check where you will shop for groceries, how long it takes to reach friends and how comfortable daily life is without long regular drives.
The Proud Rawai: when you do not want to wait for construction
The Proud Rawai lists a completed one-bedroom apartment of 30 m² for 3.625M THB. The developer is Art House Group.
A completed property's main advantage can be checked in person. You see the actual apartment, not a render of a future interior. You can judge the natural light, hear the street, walk the corridors and see how the building is maintained.
That said, being move-in ready does not cancel due diligence. The condition of the unit, how the equipment works, regular payments and paperwork all matter regardless of the year it was built.
At the viewing, try a simple exercise: picture an ordinary day. Where will you have breakfast? Where does the laptop go? Can one person work while the other rests? For a 30 m² apartment, these answers matter more than nice decor.
VIP Venus: Karon within budget, but with a small floor area
VIP Venus is listed in the catalogue as a completed property in Karon. The listed unit is 24 m², starting at about 3.69M THB. The developer is VIP Thailand Development.
Let us name the trade-off directly: the area is smaller than most other options in this selection.
For short trips, a compact apartment can work. For several months of living together, expectations usually rise: you need storage, workspace and room for everyday things.
The word "Karon" alone does not answer how convenient a specific building is. Before deciding, walk the real route to the beach, check the entrance and look at the surroundings. A map distance does not show the road gradient, sidewalks or how easy the crossings are.
It makes sense to compare this option not only with similarly priced condos but also with more spacious offers in other districts. That makes it clearer whether you are ready to trade square metres for the location you want.
So Lagoon Cherngtalay: check the address before you trust the district name
So Lagoon Cherngtalay lists a 26 m² unit. The starting price is about 3.92M THB. The developer is Origin Property; completion is shown for Q4 2027.
This project belongs in the comparison for buyers eyeing Cherngtalay. But the district's name does not automatically mean the beach or the infrastructure you need is within walking distance.
Do not buy "Cherngtalay in general". People buy a specific address, the road to it and a condo with specific characteristics.
At 26 m², study the floor plan especially carefully. Is there proper storage? How do the doors open? Is there still a comfortable walkway once the furniture is in? A few badly placed elements can noticeably affect daily life.
If you are buying to rent out, check the management terms and building restrictions separately. A well-known district name does not answer the question of future occupancy.
The Element: Kamala right at the top of the budget
The Element in Kamala lists a one-bedroom unit of 30 m². The catalogue price is about 4.89M THB. The developer is Anocha Property; completion is shown for Q1 2027.
This is the most expensive option in the selection. If 5 million baht is your cap for the entire purchase — not just the condo — you need a full cost breakdown first.
The gap between the unit price and your available budget is small here. Find out what is included in the price, which payments arise at signing and handover, and whether furniture or appliances cost extra.
Compare The Element with the more affordable projects through your own priorities. What exactly justifies the premium for you: Kamala itself, a specific floor plan, the floor, the view or the building's features? If the answer is just "it looked nice in the pictures", it is worth returning to the comparison.
Why the same budget leads to different purchases
In this selection, the area ranges from 24 to 30.62 m², and the price from roughly 3.20M to 4.89M THB. A higher price does not automatically mean more space.
Location, project stage, sale terms and the specific unit's characteristics all shape the price. So a bare "this complex is cheaper" comparison, without chosen units, tells you very little.
Start by defining your task.
If you need to move in soon, look at completed properties first. If the apartment is for regular trips, check the routes and how easy it is to store your things between visits. If you plan to work from home, evaluate the workspace at the floor-plan stage.
A buy-to-let purchase needs its own math. Booking income and the amount left to the owner after expenses are different figures. The calculation should include management, maintenance, vacancy and refurbishing the unit.
Five million for the condo — or for the whole purchase?
This is one of the first questions to answer before any viewings.
If your overall limit is 5M THB, a 4.9M condo may turn out to be too expensive. Depending on the deal terms, you may additionally need money for transfer fees, association payments, furniture and appliances.
Ask for a breakdown for the specific unit, itemised:
- condo price and what the fit-out package includes;
- transfer and handover payments;
- initial association contributions;
- recurring owner expenses;
- extra costs for your use scenario.
Payment structures differ between projects. A generic "add a few percent" rule is no substitute for a calculation.
How to narrow the choice to two or three condos
You do not need to view all six projects just because they fit the budget.
First, rule out what does not match your task: the wrong completion timeline, too small an area, or a district that makes your daily routes inconvenient.
Then compare specific units. The same area can feel very different across floor plans. Floor, aspect, neighbouring buildings and the placement of equipment can matter more than a small discount.
At Jungle House, you can request a shortlist for your total purchase budget. We will compare the available units, show the floor plans and the difference in running costs, so you choose between clear options — not marketing promises.
