Imagine: you buy an apartment by the sea, and after moving in you discover that you still have to drive to your favourite beach.

In Rawai this is an important nuance. You can live close to the promenade, have breakfast with a view of the water and watch the boats. But if you want to swim regularly and spend the day on the sand, the apartment's location has to be judged against one specific beach.

Here is how to choose a new development in Rawai for living, holidays or renting, and which complexes to include in your shortlist.

Rawai, Nai Harn and Yanui: what the difference means for a buyer

The word Rawai in a property address covers a large area. Two complexes with that label can sit in completely different surroundings.

The Rawai waterfront has its own character: boats, sea trips, restaurants and the promenade. It is one of the starting points for trips to the neighbouring islands. For a conventional beach holiday, buyers usually look at Nai Harn and Yanui separately.

So the phrase "apartment near the sea" needs clarifying. Near which part of the coast? Can you walk to a place where you can swim? How convenient is that route?

If an everyday beach is the main buying criterion, choose the beach first, then compare the apartments and complexes around it.

If the apartment is for permanent living

Start with an ordinary weekday.

Where do you buy groceries? Where do you go to train? Where does your child go to school? Does every adult in the family need a car?

Then add the route to the beach. It may turn out that a convenient apartment near the school and the shops suits you better, even if you have to drive to the sea. Or the daily walk to the water matters so much that you should change the area you are searching in.

On a viewing it is useful to walk the nearby streets yourself. A drive with an agent shows where the complex is, while a walk reveals the verges, crossings, noise and how easy the exits are.

If you are buying for holidays

Breakfast by the water, a sea view and being able to leave home with a towel are three different requirements.

An apartment can offer a beautiful view while sitting on a slope. A complex on the promenade can be great for evening walks but still require a drive to swim.

Before you start shortlisting, decide what kind of holiday you like. Are you ready to rent a car and drive around the island, or do you want to spend most of the holiday on foot near home?

That answer narrows the choice much faster than a general wish to be "closer to the sea".

Which Rawai complexes are worth comparing

For a first shortlist you can look at several projects. Compare them by specific apartments, handover dates and everyday routes.

Fantasea Condo Rawai: to get to know the area's offering

Apartments from THB 3.57 million, from 34 m².

Fantasea Condo Rawai by Fantasea Plus is worth including for buyers considering a new development in the south of Phuket with a moderate starting budget.

For one person or a couple we start with the compact layouts. If you are moving with a child, we define the number of bedrooms and the family budget separately.

The main question on location: how convenient is your chosen complex for the life you will actually live — the beach, school, work and training?

The Title Cielo Rawai: for long stays

Apartments from THB 4.9 million, from 35 m².

The Title Cielo is a low-rise project with 171 apartments. It is worth considering for a winter stay, relocation or regular long trips to the island.

When choosing, we compare the position of the buildings, the floors, the window orientation and privacy. For an apartment you will live in for several months, the kitchen, storage and a workspace matter.

We look at the routes to the promenade and to the swimming beach separately: convenience for one does not replace the other.

The Title Adora Rawai: another option to compare

The Title Adora can be added to the shortlist by those choosing a new The Title project in Rawai and ready to plan a purchase around construction.

Comparing Adora and Cielo is useful by suitable apartments: area, layout, floor, fit-out, payment schedule and the key handover date.

If you need to move soon, the handover date becomes one of the main criteria. If time allows you to wait, the choice widens.

The Proud Rawai: a completed alternative to a new build

Apartments from THB 3.625 million, from 30 m².

Although this article is about new developments, a completed complex is worth adding to the comparison. The Proud Rawai lets you assess a real apartment and the state of the building on site.

This option suits one person or a couple who need a home in the near future.

On a viewing we look at the furniture, appliances, natural light and the possible cost of preparing the apartment for moving in. Then we compare the final budget with buying an off-plan property.

The starting prices and areas above are taken from the Jungle House catalogue as of 2 November 2026. They refer to the projects' entry-level offerings; the price of a specific apartment depends on its features and the sales terms.

If you plan to rent the apartment out

Start by picturing your guest.

Someone with a car staying for several months and a family without transport staying for ten days will judge the same address very differently.

For a long stay, the kitchen, workspace, shops and a gym can matter a lot. For a short beach holiday, what matters is a clear route to the sea and the ability to manage without daily drives.

This is about choosing the audience for the property. Occupancy, the rental rate and costs are calculated separately for each specific apartment.

What to check before booking

Ask to be shown the exact exit from the complex and the real route to the beach you need. If you plan to walk, walk the road yourself.

Pay attention to crossings, verges, inclines and lighting. Then assess the position of the building relative to the road, the parking, the shared areas and the neighbouring plots.

In a completed apartment, look at the actual view from the window. In an off-plan project, study the unit's position on the plan and the surrounding buildings.

Translate "five minutes to the sea" immediately: on foot or by car, to which point and from which exit?

How to choose a Rawai apartment for your way of life

A good shortlist starts with your routine. How many people will live there, do you need transport, how often do you go to the beach and when do you want the keys?

After that, each project has a clear reason to be on the list. One is convenient for routes, another suits you by layout, a third lets you move in sooner.
