A sea view can make an apartment more attractive, but on its own it does not guarantee a good purchase. We break down AYANA Heights in the Layan area: the project’s strengths, potential risks and the questions to check before a deal.

AYANA Heights: when a sea view is really worth it

In Phuket, the phrase “sea view” can sell almost anything.

Sometimes it is a genuinely open panorama of the Andaman Sea. Sometimes it is a narrow blue strip between buildings. And sometimes the promised view exists only on renderings and may change once a new project appears on the neighbouring plot.

So a sea view on its own does not make an apartment a good buy. What matters is how pronounced it is, how protected it is, how in demand it is — and whether its price premium is justified.

Let’s look at AYANA Heights through this lens — a large residential project on the hills of Layan in north-west Phuket.

What AYANA Heights is

AYANA Heights Seaview Residences is located in the Layan area, near the beach of the same name and the Laguna Phuket resort zone.

According to the project’s official materials, the complex occupies about 31 rai and includes 549 units. Several formats are offered:

  • studios from 37.6 m²;
  • one-bedroom units around 43–57 m²;
  • two-bedroom units around 75.5 m²;
  • three-bedroom units around 112.9 m².

The project uses the natural slope of the site: the buildings sit on a hillside, and the architecture is oriented toward panoramic views. The developer states that a significant share of the apartments will have a sea view.

The complex includes pools, a fitness centre, a sauna, a co-working space, a library, children’s areas and landscaped zones.

But when evaluating property we care about more than a list of amenities. The key question is different: how well does a specific apartment in AYANA Heights match its price and the intended use scenario?

Height and panoramic views

The hillside location is one of the project’s main advantages. Height can give a deeper panorama and reduce the chance that the view is fully blocked by low-rise construction directly in front of the building.

In real estate, however, you buy not an abstract “view from the project” but the view from a specific apartment.

It depends on several parameters:

  • the building and the floor;
  • the direction of the windows;
  • the position of neighbouring buildings;
  • the height of the trees;
  • the terrain in front of the apartment;
  • future construction on surrounding plots.

Two apartments of the same area in the same complex can have very different view value. So choosing a unit only by layout type or the “sea view” label in the price list is not enough.

The Layan location

Layan is a quieter part of Phuket’s west coast. There is less dense tourist development than in central Bang Tao, while access to the Laguna, Boat Avenue and Porto de Phuket infrastructure remains.

The location can appeal to buyers who value:

  • a calm residential environment;
  • closeness to nature;
  • access to Layan beach;
  • modern restaurants, shops and services in Bang Tao;
  • a relatively convenient road to the airport.

At the same time, Layan cannot be judged by the same criteria as central Bang Tao. It is an area for people ready to use a car or a bike. The ability to step out of the house and immediately be among cafes, shops and active resort life is limited here.

A modern format

AYANA Heights is designed as a large resort-residential complex with its own internal infrastructure. This format is clear to an international buyer: apartment, pools, fitness, recreation areas, security and management sit within a single system.

This can be an advantage both for personal living and for rental. A guest does not have to leave the complex daily to get a basic resort experience.

But the project’s scale has a flip side. A large number of units means future competition between owners — especially if many properties hit the rental or resale market at the same time.

Suited for a lifestyle purchase and a second home

AYANA Heights makes sense to consider as a second-home option in Phuket.

It is not a city apartment and not a property for someone who needs to walk on errands every day. The project’s strength is the combination of space, views, nature and resort infrastructure.

This format may suit those who:

  • spend several months a year in Phuket;
  • work remotely;
  • come with family;
  • prefer a calm environment;
  • plan to rent the apartment out while away.

In this scenario, potential yield is not the only thing that matters. The owner gets an asset they can use themselves, without maintaining a standalone villa.

A strong visual product

View-focused projects work well in advertising, social media and rental listings. Floor-to-ceiling windows, sunsets, the sea and tropical terrain create a clear emotional image.

For a tenant this can be the reason to choose the apartment among several similar options. For a future buyer it is an argument to consider the property on the secondary market.

But visual appeal turns into a financial advantage only when the real apartment matches the marketing materials.

A beautiful general render of the project does not guarantee that the view from the bedroom or the balcony of a specific unit will be the same.

Hotel licence and a working hotel on the beachfront

AYANA Heights holds a hotel licence — important for buyers who plan to rent the apartment out short-term. A hotel licence allows legal listing on booking platforms and receiving tourists on the same basis as hotels.

On top of that, the developer already runs a working hotel on Phuket’s beachfront. This means the group has real experience running a resort product, not only development. For an owner this is an extra signal that the infrastructure, reception, cleaning and service in the residential complex will be organised to hotel standards rather than improvised.

A hotel licence and a nearby operating hotel reduce some operational risks, but do not remove the need to check the management and rental terms in AYANA Heights itself (see point 6 below).

What to check before buying

1. Price per square metre

The first question is not “how much does the apartment cost” but “how much does a square metre cost given the characteristics of the specific unit”.

Compare AYANA Heights:

  • with other new projects in Layan;
  • with complexes in Bang Tao and Laguna;
  • with completed apartments of a comparable class;
  • with properties that genuinely have a panoramic sea view.

It is important to separately determine the size of the view premium. If a sea-view apartment is noticeably more expensive than a similar one without a view, you need to understand whether rental or future resale can recover that difference.

Sometimes it is worth paying more for a truly rare panorama. But overpaying for a formal “sea view” label may not come back.

2. How protected the view is

This is one of the main points to check.

Study:

  • the topography of the area;
  • the cadastral boundaries of neighbouring plots;
  • existing access roads;
  • permitted development parameters;
  • plans for known projects nearby;
  • the sightline from the specific apartment.

The phrase “there is nothing in front of the complex right now” does not mean nothing will appear there in the future.

Lower-floor apartments deserve special attention. Their view more often depends on vegetation, internal objects of the complex and subsequent construction.

The best option is to compare the master plan, elevation marks, window direction and data on neighbouring land plots. If construction has already advanced, it helps to look at the real sightline directly from the floor.

3. Convenience of access

Height gives a panorama but also affects everyday comfort.

Before buying, check the road in person:

  • how steep it is;
  • how wide it is;
  • whether two cars can pass;
  • whether there is lighting;
  • how convenient the access is in the rain;
  • whether taxis and service vehicles can arrive without trouble;
  • whether it is comfortable to move around without your own transport.

For personal living, a slight climb may not be a problem. For short-term rental, difficult access can affect reviews and repeat bookings.

4. Real distance to infrastructure

The phrase “three minutes to the beach” usually means a drive in favourable conditions, not a walk from the apartment door to the water.

Measure the time separately:

  • to the actual beach entrance;
  • to Boat Avenue and Porto de Phuket;
  • to a supermarket;
  • to restaurants and cafes;
  • to international schools;
  • to the airport;
  • to medical facilities.

Distance on a map and everyday logistics are different things. A route can depend on road condition, traffic and parking availability.

5. Costs after handover

A large site, pools, landscaping, security and common areas raise the complex’s appeal but require constant funding.

Before signing, obtain information on:

  • the common area fee;
  • sinking fund contributions;
  • maintenance tariffs;
  • the cost of rental management;
  • platform and agent commissions;
  • insurance;
  • cleaning and technical maintenance;
  • repair and furniture replacement;
  • the procedure for paying water and electricity.

Yield should be calculated after deducting all costs, not from the gross revenue in the presentation.

6. Complex management

For a resort project, management quality is often more important than the pool size.

After handover, the management company will affect:

  • the condition of the grounds;
  • the operation of engineering systems;
  • access control;
  • communication with owners;
  • guest check-in;
  • cleaning;
  • guest reviews;
  • the level of operating costs.

Find out in advance who will manage the complex, on what terms an owner can rent out the apartment, and whether there are restrictions on independent rental.

If a yield programme is offered, check not only the stated percentage but the contractual basis: term, calculation base, cost allocation, conditions for the owner’s own use of the apartment and the parties’ liability.

7. The resale scenario

A buyer should understand who they will be able to sell the apartment to in five or seven years.

For AYANA Heights the potential audience is:

  • second-home buyers;
  • families looking for a spacious apartment near Bang Tao;
  • investors focused on resort rental;
  • people who value panoramic views and a quiet area.

However, with a large number of units, a future buyer will be able to compare several offers within the same project at once.

So the advantage goes to units with characteristics that are hard to replicate:

  • a genuinely open view;
  • a high floor;
  • a favourable orientation;
  • privacy;
  • a functional layout;
  • a large balcony;
  • a quality interior;
  • a clear rental and cost history.

If the apartment’s only advantage is a lower starting price, that may not be enough for a successful resale.

How a sea view affects rental

A sea view can increase the number of listing views and raise the acceptable rental rate. This is especially visible in the resort segment, where a guest chooses not only by area and number of bedrooms but by the experience of staying.

However, the view works only together with other characteristics:

  • quality photos;
  • comfortable furniture;
  • good soundproofing;
  • stable internet;
  • professional service;
  • convenient access;
  • clean common areas;
  • clear positioning of the apartment.

If the complex is hard to reach, management is unstable and the interior wears out quickly, the sea outside the window will not solve everything.

In financial modelling, it is reasonable to use several occupancy and rate scenarios, not only the most optimistic forecast.

Who AYANA Heights may suit

The project is worth considering if the buyer:

  • is looking for a modern apartment in the Layan area;
  • values calm and panoramic views;
  • is ready to use a car;
  • is choosing a property for holidays or seasonal living;
  • understands the costs of a large resort complex;
  • is looking at a medium- or long-term ownership horizon.

The project needs extra analysis if the main priorities are:

  • fully walkable infrastructure;
  • minimal maintenance payments;
  • a quick speculative resale;
  • a guaranteed high yield;
  • no competition on the rental market.

Is it worth buying an apartment in AYANA Heights

AYANA Heights is a strong visual product in a promising part of Phuket’s west coast. Its main advantages are the hillside location, the views, the modern format and the proximity to the infrastructure of Layan, Bang Tao and Laguna.

But the decision should be made at the level of a specific apartment, not the project as a whole.

Before buying, check:

  1. the price per square metre;
  2. the real view from the chosen unit;
  3. the likelihood of future construction in front of the windows;
  4. the convenience of access;
  5. the actual time to the beach and infrastructure;
  6. operating costs;
  7. management and rental terms;
  8. the apartment’s competitiveness on resale.

Sometimes it is really worth paying for a good view. But only if it remains a competitive advantage not only today but in five years.
