🗞 Phuket News This Week: What Matters to Property Buyers

While advertising promises constant price growth, more important changes are happening in the market: supply is increasing, infrastructure does not always keep pace with construction, and beautiful future projects remain just plans.
Here is the main news for September 22–28 — and how to read it from a property buyer's point of view.
1. Real Estate Supply Keeps Growing
According to AREA, 13,779 new properties worth a combined ฿176.5 billion are expected to enter the Phuket market in 2026.
📍 Most projects are concentrated in Thalang — including Bang Tao, Choeng Thale, Layan, Srisoonthorn and other northern areas.
⚠️ What this means for the buyer: the phrase "you need to buy urgently because almost nothing is left" needs to be verified.
Supply is growing, but the quality of projects, locations and developers varies a lot. Not every property will rise in price equally.

2. Phuket Wants to Attract More Tourists from the Middle East
A Phuket delegation and representatives of 23 tourism companies took part in the Arabian Travel Market exhibition in Dubai.
One of the goals is to attract more guests in the green season and reduce the business's dependence on seasonal swings.
📊 Why this matters to owners: a wider tourist geography could support demand for hotels and rentals year-round.
But taking part in an exhibition does not guarantee higher occupancy for a specific condo. What matters are direct flights, the audience's purchasing power, the property's location and the quality of management.

3. Phuket Discusses Air Taxis and Drone Deliveries
Phuket authorities and the Civil Aviation Authority of Thailand are considering the use of drones and electric aircraft.
Possible routes include:
- ✈️ airport — Patong and Karon;
- 🌴 Patong — Cape Promthep;
- 📦 goods delivery to Bang Tao, Kamala, Patong and other areas.
🚨 Important: the project is still at the discussion and feasibility-assessment stage. No launch dates or approved routes have been announced.
So a seller's promise that "there will soon be an air taxi to the airport from here" cannot be counted into a property valuation as a confirmed fact.

4. The Future of the Former Expo Site in Mai Khao Is Still Undecided
We are talking about a 141-rai state-owned plot where a ฿5.1 billion international medical centre was previously planned.
The recent meeting covered tourism, sport, public services and economic development of the site. But no specific project has been approved yet.
📍 What this means: buying property in Mai Khao purely on the expectation that a major medical or infrastructure facility will appear nearby is still a risky bet.
Such a project may become an advantage in the future, but today it is a possible scenario, not completed infrastructure.

The Jungle House Conclusion
The Phuket market keeps developing — and the number of marketing promises keeps growing with it.
This week highlights three rules especially well:
- ✅ a large supply does not mean equal quality;
- ✅ an infrastructure plan is not yet a completed project;
- ✅ tourism growth does not guarantee yield for every condo.
💬 Send me a project or a floor plan — we'll check which advantages already exist and which are still only in the presentation: message me on WhatsApp
